Why New Zealand lead times are longer

The secondary effect is less obvious but just as damaging. What to order at the end of schematic design

Mechanical plant. Capacity and unit selection can usually be fixed once the layout and occupancy are settled, well before the services documentation is complete.

The risks of ordering early, and how to manage them
Early procurement is not free of risk, and the trade offs are worth stating honestly.
Design change after commitment. If the layout changes after the glazed system is ordered, you own the consequence. Manage this by ordering items whose quantity and specification are stable even if layout details move, and by ordering to a system rather than a precise cut list where the supplier allows it.
Storage. Items delivered before the site is ready need somewhere to go, and storage costs money and creates damage risk. A contractor with its own facility can hold material under controlled conditions and release it to site just in time.
Payment exposure. Paying for goods before they are installed creates a risk if the supplier or the contractor fails, which matters in a market with elevated construction insolvency. Protect this with vesting certificates, title transfer on payment, off site materials clauses in the contract, or a bond. Do not pay early for goods you have no security over.
Currency. Imported items priced in foreign currency carry exchange exposure between order and payment. On a large imported package this is worth hedging or fixing with the supplier.
How offsite manufacturing changes the equation
Where joinery and assemblies are manufactured offsite rather than built on site, three things change.
The manufacturing programme runs concurrently with site works instead of sequentially after them. While the site is being stripped out and serviced, the joinery is being produced. This is the single largest programme compression available on most fitouts.
