- food hall, 26 tenancies
- 10,000
- labour hours saved by prefabrication
Overview
Building 26 hospitality tenancies inside a live development, all ready to hand over at once, is a base build and logistics challenge. Complete Construction delivered the base build fitout for Harbour Eats, the 3,000m² food hall at Commercial Bay on Quay Street in Auckland, for Precinct Properties. The scope covered structural pods, spine walls, services, finishes and frameworks so each tenancy was ready to occupy.
Key challenges
- Building 26 tenancy ready spaces inside a live, large scale development.
- Tying base build structure and services across many interfaces.
- Delivering at scale and speed while staying on the critical path.
How we solved it
We produced the prefabricated pods and spine walls off site to tight tolerances, which sped up installation and cut disruption. Sequenced works, close coordination with Precinct and the trades, and tenant reviews kept the programme certain.
Outcome
Harbour Eats was delivered on time as a ready to occupy base build for 26 tenants, and now anchors Commercial Bay’s hospitality precinct. It won the NZIOB award in the Projects $5 million to $10 million category, and stands as one of Complete Construction’s largest food hall base builds.
